The original "Cannawigara Station" near Bordertown was first settled in 1851.

In 1900, sections of the station were allotted to settlers.

Charlton Park is to this day held in the family of the original settlers thus this is the first opportunity to purchase this portion of Charlton Park for almost 120 years.

The offering is 212.4 hectares or in two non-contingent lots.

Lot 1 is superb redgum country typical of the stretch of land south of the Cannawigara Road and only short distance from runaway holes which recharges the aquifer.

Lot 2 is also gum country and adjacent to the above land as the well cleared and developed cropping and grazing land.

This land has a long-term cropping history, however, in recent years the vendor's focus has been on sheep grazing and prime lamb production. In the surrounding area there is cereal, pulse and canola crops.

The land varies from heavy to medium loam soils with a small area of sandy loam.

The property features a circa 1929, 200-square metre, four-bedroom freestone with 3.4m ceilings. It has a two-stand shearing shed with steel sheep yards, 28m x 9.4m implement shed and sundry shedding.

The property is some 9km west of the Bordertown central business district and schooling - truly in the heart of what is described widely as the "Good Country".

Town and district facilities are vast for a country township, however, Bordertown is the gateway to Victoria via the Dukes Highway.

Medical, schooling, sporting and social facilities are outstanding and there is so much more. Visit for further information.

The auction will take place at noon, Friday, November 22, 2019 at Bordertown Bowling Clubrooms.
